For developer services, the role of Vine Management is to guide and advise the Developer and the Board of Directors of Developer controlled associations and to implement their decisions and policies. Vine Management is the full service interface between the Developer and the Home Owner.
The early stages
Vine Management will provide these developer services:
Initiate operating budget and maintenance fees.
Our team of experienced Association Managers will work with you to create a realistic and reasonable operating budget. We can help maximize your earnings while adhering to all regulations, so that the process is smooth without any setbacks along the way.
Review and advise on governing documents.
We will take a look at your Deed Restrictions, Articles of Incorporation and Bylaws and offer advice on how they could be improved.
Assist in the development of architectural guidelines and procedures.
We we review ARC guidelines to identify any potential maintenance, safety and security concerns. In addition, Vine Management will establish, coordinate and provide the administrative and secretarial functions of the Architectural Review Committee (ARC), including preparation, review and approval of architectural applications, correspondence with owners requesting ARC compliance or completion of applications, and all necessary correspondence related to the ARC.
Manage all aspects of project.
Vine Management will track common area and land ownership in the Association. We negotiate with contractors to provide various services, including access control for amenities such as pools or cable television service. Vine Management will also obtain proposals for all necessary insurance including property, liability, directors’ and officers’, fidelity and umbrella coverages.
Work with Developer Marketing Team.
We will work with your marketing team to create a plan that encourages consumers and promotes awareness of your community.
Coordinate with IRS and State Comptroller.
We will communicate with IRS and State Comptroller in establishing the Association
As the Community grows
Enforce deed restrictions and monitor contractor performance.
Regularly visit the property to observe, record and monitor any violations of deed restrictions or contractor performance.
Ensure preventative maintenance.
Emergency Services and After-Hours
The Vine Management staff members are on call after business hours to address any emergency work promptly. Vendors for emergency work are also available at all times in case of an urgent need arise outside of normal working hours, so you can always rely on us!
Facilitate transition from Developer to Homeowner
Vine Management will coordinate the election of a Homeowner Board of Directors. This Board will be trained on HOA rules and procedures in order for them to assume control of the Association on termination of the Development phase.
